Big Boy Roofing is a Calgary-based roofing company, licensed in Edmonton, with install crews working in Edmonton and area. On commercial and multi-unit property we do the roof and the exterior around it, and we document it the way a board, an owner or an insurer needs to read it.

Commercial work is walked and scoped before it's priced. Drainage, the condition of the roof deck, access and tenants all change the job, and none of them show up in an aerial photo.

What we take on

Across our trades, on multi-unit and commercial buildings.

  • Sloped asphalt roofs on townhouse blocks, multi-unit residential and low-rise buildings.
  • Flat and low-slope roofs: inspection, documentation and repair of the seams, curbs, drains and flashings where most flat-roof leaks start.
  • Siding, soffit and fascia, and eavestrough on the same buildings.
  • Storm-damage documentation and restoration across the whole exterior.

One standard across a portfolio

After a storm, a portfolio often ends up with as many different assessments as there were contractors available that month, none of them comparable. We document every building to Haag's published methodology in one pass, with a report per building and a summary across them, so a board or an owner can decide from documents that line up.

What procurement will ask for

Commercial work asks for paperwork residential work never does. Here is what we provide.

  • Certificate of commercial general liability insurance, $2,000,000 limit. Tell us early if your contract requires more.
  • WCB Alberta clearance letter, current-dated.
  • Alberta prepaid contractor licence, and our Edmonton licence.
  • A written, itemized scope, with the change-order process agreed before work starts.

Tenants are the real constraint

On an occupied building the logistics are the hard part: where materials land, where the bin sits, which parking stalls are out of use and for how long, and how tenants are told. We plan that before the truck arrives and put it in writing. From spring 2027 we'll have regular replacement capacity across both Calgary and Edmonton, so a building can be planned into the season ahead.

How a roof works, layer by layer

A sloped roof is a stack of layers, each with one job: the wood deck carries the load and holds the nails, underlayment and ice and water shield back up the shingles, flashing seals the joints, the shingles shed water, and vents keep air moving underneath. Most leaks start at the joints and edges, not in the open field of shingles.

How long does a roof last in Calgary?

By published estimates an asphalt shingle roof lasts roughly 20 to 30 years and metal 40 or more. In Calgary, hail, strong sun, chinook temperature swings and attic ventilation decide how much of that you actually get, and one bad hailstorm can end a roof at any age.

Flat and low-slope roofs, explained

A flat or low-slope roof (anything under a 3-in-12 pitch) can't rely on shingles. It needs a continuous waterproof membrane with sealed seams, such as TPO, EPDM or modified bitumen, and drainage that clears standing water within 48 hours; seams, drains and flashing are the weak points, so check them every spring and fall.

Repair or replace your roof? A decision framework

Repair the roof if the problem is in one place and the rest is healthy; replace it if the same failure shows up across several slopes, the shingles are brittle, the deck is damaged, or there are already two layers. If hail caused it, it's an insurance question first, because shingle warranties exclude hail.

Insurance Claims

The roof insurance claim, step by step

An Alberta roof claim goes in a set order: tell your insurer in writing, stop further damage, document everything, get the roof inspected, agree the scope and estimate, file a sworn proof of loss, then settle and repair. Once a completed proof of loss is delivered, Alberta law says the loss is payable within 60 days unless your policy sets a shorter period.

Hail deductibles in Alberta: flat, percentage and why they've gone up

Many Alberta home policies now carry a separate hail deductible, usually a flat amount: industry reports in 2026 put it at $2,500 to $5,000 with many Calgary insurers, and up to $10,000 for homes without hail-resistant construction. Percentage deductibles exist but are less common here, and your hail deductible can change at renewal, so check your declarations page.

QUESTIONS

STRAIGHT ANSWERS.

Do you work with property managers and condo boards in Edmonton?

Yes. The reporting is built for it: a report per building plus a summary, documented to one standard so the documents can be compared. If several buildings were hit by the same storm, ask about documenting them together.

Can you work outside business hours?

Often, and it's worth raising early because it changes the schedule. Tear-off (removing the old roof) is the loudest part and the part that most affects tenants. Tell us the constraint up front and we'll plan around it.

What insurance limits do you carry?

WCB Alberta coverage and commercial general liability at $2,000,000, with certificates on request before we attend. Many commercial and condo agreements set a higher limit, and it's better settled now than at signing.

How do you price commercial work?

After we've walked and scoped the building. The drainage, the deck condition, access and tenant logistics all move the number, and none of them can be seen from the ground or the air.
