Attic ventilation works as a system: cool air enters low at the soffit, warms, rises, and leaves at the ridge. Block the intake and the whole thing stops. Insulation blown over the soffit vents during an energy upgrade is the most common cause we find, and the result is an attic that runs hot in summer (cooking shingles from underneath) and damp in winter, which brings frost on the wood and ice dams at the eaves.
Fascia board takes the weight of a full eavestrough, and in a Calgary winter that's a trough full of ice. Rotten or split fascia won't hold a fastener, so gutters pull away, water runs behind, and the rot spreads. Replacing fascia is straightforward while the gutters are off, which is why it's worth doing with an eavestrough or roof job rather than as its own trip.
Aluminum soffit dents and punctures. Vinyl soffit cracks, especially in the cold, and hail in a cold-air storm breaks it outright. Wind lifts soffit panels out of their channel, which usually shows up as a panel hanging down after a storm. It may be covered (your policy wording decides), and it all needs photographing from underneath to make it into the scope.
Eavestroughs catch the water running off your roof, and downspouts carry it away so it doesn't soak the ground against your basement walls. In Calgary, the City's Stormwater Bylaw also requires downspouts to end at least 2 metres from sidewalks, roads and lanes, so where yours point matters as much as how big they are.
