For a commercial or multi-unit building, seasonal exterior lighting is a recurring procurement problem: a contract every autumn, a lift booked in the busiest month of the year, someone working at height on your property, and a takedown in January. Then it repeats.

Permanent LED track removes all of it. Scenes change from an app — Christmas, Canada Day, Stampede, brand colours, or plain white the rest of the year — with nobody on site and nothing on your liability.

The property-manager case

The financial argument is straightforward and it isn't really the main one.

  • A repeating annual cost becomes a single capital item.
  • No annual work-at-height on your property, which is a genuine liability reduction and usually the argument that actually lands.
  • No scheduling risk in November, when every lighting contractor in Calgary is fully booked.
  • Tenant-facing buildings look finished after dark year-round, not for six weeks.
  • Brand colours on demand for a retail or franchise tenant, without a service call.

Scoping a commercial building

Different from a house in the ways you'd expect: longer runs, more zones, higher access, and a real conversation about power and circuits rather than plugging into an exterior outlet. We scope it on site. Anyone quoting a commercial exterior from a photo is guessing.

Multi-building and portfolio work

Where a manager has several properties, the value is consistency — one system, one app, one point of contact, rather than a different seasonal contractor per site with different results at each. We'll scope a portfolio the same way we document a portfolio of hail claims: to one standard, in one pass.

The honest limits

We're a roofing contractor with a lighting line, not a commercial electrical contractor. Buildings needing significant new distribution, or work well beyond roof-edge access, need trades we'd bring in rather than pretend to be. On a strip mall, a townhouse block or a low-rise, roof-edge lighting is squarely what we do. On a high-rise it isn't, and we'll say so on the first call.

Can tenants control their own section?

Zones can be assigned, so a retail tenant's frontage can be independently controlled. How access is managed is a decision for you, and it's worth settling at design time rather than after.

What about permits and inspections?

Commercial electrical work in Alberta is permitted work and it's handled accordingly. Ask us — and every other bidder — exactly who is making the connection and under what permit. On a commercial building that's not a formality.

Do you carry the insurance and WCB we need?

Commercial general liability and WCB Alberta coverage, with certificates before we attend site. Our licences and coverage are listed on the credentials page with the issuers' verification links.

How disruptive is the install?

It's exterior work at the roof edge — no interior access needed beyond the electrical connection point. Access equipment is the main impact, and we plan it around your tenants' hours rather than ours.
