A large SW roof with no single dramatic failure and a long list of small ones. Vent flashing rusted through around the collar. Black mastic troweled over a stucco wall transition by somebody before us — the classic patch that hides a detail rather than fixing it, and buys about two winters. A valley that looked fine until it was lifted. None of that shows up in a walk-around. It shows up when somebody checks each penetration on its own terms, which is slower and is the entire difference between an inspection and a look.
Photographed penetration by penetration rather than slope by slope, because on a roof like this the field is fine and the failures are all at the interruptions. The mastic-over-stucco shot is the one worth keeping: it is evidence of a previous repair that was never a repair, and it changes what the homeowner should expect from the next one.
