THE JOB

Water was coming through the ceiling inside the store. The roof told the rest of it: standing water pooled around the rooftop AC unit days after the last rain, and curb flashing that had let go at the corner. That distinction is the whole job. The membrane wasn't the root cause — the drainage was. Water that sits on a flat roof works into every seam it can find, and in Calgary it freezes and does it again every cycle. Re-covering the membrane without correcting the drainage would have been resurfacing the problem rather than solving it, and the leak would have come back.

WHAT WE DOCUMENTED

Interior first, then the roof, so the report reads from the symptom to the cause rather than asserting a conclusion. Ponding was photographed where it stood — that is the finding a report either captures or loses, because it is invisible three dry days later.
