A range, the things that move it, and why the cheap quote is usually cheaper about something specific.
We don’t publish prices anywhere else on this site, because a number given before anyone has seen your roof becomes a change order later. This page is the exception, for one reason: if you searched what a roof costs in Calgary, a page that refuses to say is wasting your time, and you’ll get the number from somewhere less careful.
So: **most Calgary single-family asphalt shingle replacements land somewhere between $8,000 and $20,000**, with the middle of the market clustering around $11,000–$15,000. That is a wide band and the width is the honest part. Below is what decides where you fall in it.
In rough order of impact.
This is where two quotes stop being comparable. Ask about every one of these.
Geography moves it in ways people don’t expect. Newer suburban two-storeys — Chestermere, Kinniburgh, the north ridge communities, Panorama Hills — carry more roof area and steeper, more complex pitches than their footprints suggest, so they run above the middle of the band. Older simple stock — Huntington Hills, Thorncliffe, older Strathmore — runs below it, small walkable roofs with simple gables, offset by a real chance of plank decking and a second layer. Estate acreage roofs in Bearspaw are their own category entirely.
If this is a hail claim, the relevant number isn’t what the roof costs — it’s what your policy pays and what you contribute. Most Alberta policies pay actual cash value first and release the recoverable depreciation once the work is complete and invoiced, so your out-of-pocket is typically the deductible plus any upgrade you choose. Anyone offering to make that deductible disappear is proposing insurance fraud with your name on it.
Because the six drivers above are worth thousands between them and exactly one of them is visible from the street. A number produced without seeing the roof is a number that changes, and a quote that changes after you accepted it isn’t a quote.
In Calgary, usually. It’s the smallest cost variable on the list and it changes how often you end up in a claim. Many Alberta insurers also discount the premium for a Class 4 roof — reported discounts vary widely, so confirm yours in writing before counting on it.
Usually scope, not efficiency. Materials and labour are roughly market rate for everyone. Check for a missing decking allowance, reused flashing, thinner ice-and-water coverage, no ventilation work, or a second layer being left in place.
Availability more than price. After a major hailstorm every crew in the city is booked and lead times stretch; in late winter you have your pick. If your roof isn’t leaking, booking off-season gets you a better schedule.
